I just closed on the sale of my listing in Gaines, MI with Byron schools after receiving multiple offers - and with great terms for the seller. 

 

My sellers wanted to sell their home, but also could not risk being homeless, so we listed this property with the condition that the sale was "subject to the sellers purchasing suitable housing".

 

Anyone that has already purchased a home can relate to being in this situation.  Perhaps, you have or had outgrown your first home.  There are many reasons homeowners might like to move, but once they have purchased a home it adds another hurdle to jump through in order to purchase a new home.  For many years people in this situation people thought the only way to manage this situation was to make an offer on a property "contingent upon the sale and closing of their existing home"  if they could not afford two mortgages.   In a seller's market it is close to impossible to find a situation where that will work out anymore.  The main reason is that there is often an abundance of buyers that do not have to sell their home and while supply has been increasing lately, it's still a low inventory for many types of properties.  Generally speaking, many homes are still selling fairly quickly and not remaining on the market long enough for a seller to consider accepting an offer contingent upon the sale of another property.
