Preparing Your Property to Sell
Let’s talk a little about getting ready. First, we must prepare ourselves for what’s going to happen when we put up a sign! I always like to think of it as getting ready for a visit from an important relative that you haven’t seen in years. The only difference is that a new one might come every day! Having strangers come through your home can feel like an invasion, so remember there is a good reason.
The appearance of the home is paramount to getting top dollar. Before you even think about a sign – clean, clean, clean and when you think it’s clean, ask an honest friend or relative over to evaluate your home appearance. Promise them that their opinion won’t harm your relationship (and stick with that)!If you have pets, ask them if there are any pet odors. Often, we don’t see or smell what we get used to. I’ve never seen a house with heavy pet odors where the owner could smell it. This can cost the seller thousands.
Get rid of clutter. Rent a storage unit if you have to. It will pay for itself many times over! Empty closets, clean the garage, and clear clutter anywhere you’ve accumulated it!
Make minor repairs. These little things can really turn a buyer off. They get the impression that things aren’t well cared for and that converts to loss of dollars for you! If you have any unfinished work to do, do it! Pieces of trim, a final coat of paint, whatever is needed!
Paint the front door. This really helps! Do the garage door as well if it needs it. Clean all around your entry, as first impressions are crucial. If your screen door is unsightly, replace it. This doesn’t cost much and it sure makes a difference.
Remembering that “curb appeal” is important to marketing a home, do a number on your front yard. Plant some flowers, rake, and trim. Seal the driveway if it needs it and no, you don't have to mow your lawn on the diagonal!
